This morning, at the Historic Train Depot in downtown Tucson, the official announcement of the TIGER Grant that will allow the Modern Streetcar project to go from dream to tracks & trolleys was attended by hundreds of people.

Congresswoman Gabrielle Giffords, University of Arizona President Robert Shelton, RTA Chairperson Lynn Skelton (also Mayor of Sahuarita), Tucson Mayor Bob Walkup and U.S. Transportation Secretary Ray LaHood are featured in this collection.

Having the Modern Streetcar project move forward in Tucson is a real "game changer" for downtown, as it links the University of Arizona through Main Gate Square, down 4th Avenue along Congress Street to the Convention Center and across to the Mercado District on the west side of I-10.

There has been a lot of work to revitalize downtown Tucson - the trolley will link it all together and be a focal point that draws a lot more attention & investment to the area. The downtown you know today will be incredibly improved over the next 5 years...if you haven't seen what we've done so far, you'll be amazed at what will be happening soon!

The Trolley Cometh - Downtown Tucson's Modern Streetcar Is A GO!

IT'S OFFICIAL! Tucson's Modern Streetcar in Downtown is a GO! This morning, the City of Tucson found out that it will receive the $63M from the Federal Government to make the proposed Trolley/Modern Streetcar project a reality.

The $150M project is being funded through local funds that have been generated for the Regional Transit Authority (RTA) via a sales tax increment approved by voters in 2006, with the U.S. Government putting up their portion through a TIGER Grant.

What this means for Tucson is a real boost to efforts in revitalizing the Downtown Core. There has been a lot of work going on already - now the Trolley will both serve to enhance and tie-in the University of Arizona, 4th Avenue, Congress Street and the Mercado District.

While there will always be naysayers, my bet is that the same people sniveling right now will be asking for expansion of the routes in 5 years!

Future plans include expansion of the streetcar down Broadway Boulevard - the Downtown Trolley will showcase the core of Tucson & help redefine the heart of our city. It won't happen overnight, but just hide & watch as it becomes another thing to be proud about "The Old Pueblo" for.

If you want to take advantage of the opportunity, now's the time to jump on - the fare won't be decreasing in future years for real estate along the route!

It is no secret: I enjoy blogging - but how to blog better, more effectively for my readers and Google Rankings? Check out these guys...Jason Crouch & Jeremy Blanton.

While many people know them from ActiveRain, they have formed a company, 210 Consulting, to teach what they've learned about social media to anyone interested in taking their blogging to the next level.

On Monday, I attended their first webinar, "How To Chug Google Juice & Get 15 Years of Fame" and not surprisingly, was very glad I did! What I like about their approach is that they teach in a very user-friendly manner, engaging with the attendees and answering questions without making me feel like a pupil in 3rd grade.

In the future, I hope to attend more of their seminars, perhaps even hiring 210 Consulting for some 1-on-1 coaching. Often, money spent on paid "training" sessions is little more than finding yourself in the middle of an infomercial that leaves the attendees feeling ripped off while the instructor gives endless "now or never" plugs for spending more money on their "secrets" - not so with Jason or Jeremy.

You get what you came for, the price is right - and you leave with a head full of good info, ready to learn more.

you are someone who enjoys "forward thinking" and innovative development - New Mexico has something for you. Sure - folks have probably already heard about the extended tax credit for homebuyers...but lets get one thing very clear: it isn't just for first time homebuyers anymore. With Tucson's home prices making the real estate market virtually "ON SALE" - and getting up to $8000, first time homebuyers can really give themselves a nice present.

Current homeowners looking to upsize or downsize can get up to $6500...and you don't have to sell your current home (but you do have to move into the new purchase). Perhaps that's the way to give yourself an investment property and the home you want at the same time?!?

FIRPTA: Protecting U.S. Markets or Preventing Foreign Investment?

Could repeal of FIRPTA help the recovery of this nation's real estate market? In this morning's Globe St. News, the subject was FIRPTA (Foreign Investment in Real Property Tax Act), the 1980 measure that adds a layer of tax on the sale of any real estate owned by a non-citizen of the U.S.

The article cites a study by two economists that calls for a reform of FIRPTA to encourage more foreign investment in the United States real estate market.

Would it be so bad, since the U.S. real estate market is basically "on sale," to encourage investment groups from abroad to buy our distressed properties? Do we put an extra tax that is 10% or more on gold, sugar, wheat, etc?

In my opinion, the 1980 provision was reactionary, imposed at a time when we had a nation reeling from financial crisis and seeing large real estate assets being purchased right & left by foreign investors - primarily Japanese interests. Protecting national interests is one thing...technology, software, certain industrial products, etcetera, but to slap a huge tax on property is anti-market - going against the very grain of what we espouse when expecting other countries' markets to be open to us.

There are those who will cry that foreign investment will drive prices up, or shut locals out of the market - but my feeling is that open markets are better for everyone in the long run...and we have properties that need to move instead of languishing vacant or uncompleted.

Tucson Short Filmmakers Competition At The Loft Cinema

Tucson's Loft Cinema is hosting a series of competitions for local filmmakers called "First Friday Shorts." Incredible things have been brought about by the digital revolution: one of them is opening up the art of filmmaking to the masses. For better or for worse. On the first Friday of each month, local artists screen their films of 15 minutes or less before an audience posing at judge and jury of their work. At the 3-minute point during each film, a huge gong is illuminated and the audience can stay silent to allow the film to continue or stop it by yelling "Gong" to Max Cannon, the local columnist and host. At the end of the evening, a show of applause for each title determines the winner of a $100 prize and automatic entry into the local Short Film Festival in May.

What results is an atmosphere of encouragement and appreciation for the budding artists. While a few films are truly horrible, the majority are fun, interesting and surprisingly well done. One can see exercises and experimentation with different techniques, avant-garde writing, animation and technical exploration. It is a lot of fun to watch groups of supporters cajole the audience into voting for their choice and cameraderie among the filmmakers.

A friend and I went last night on a lark, and both of us plan to attend as often as possible! The $5 price of admission is paltry compared to the enjoyment to be had. Who knows, perhaps one of these young artists might become our next Fellini, Capra or Spielberg. The fun is watching the process of growth and discovery along the way.

The Loft is a Tucson cultural icon quickly becoming recognized nationally and internationally for its support of and contributions to the art of film. Started in 1972, the Loft has transitioned from the typical "only place in town to see foreign films" to a dynamic non-profit cultural force and educational resource in the community. A diverse lineup ranges from low-budget productions to the screening of art films from around the world. Directors of note often host screenings of their work, some even soliciting critique from attendees. Historic Bisbee Home For Sale

Welcome to the Walter Douglas House.

The Walter Douglas House was built in 1907 by renowned architect Henry C. Trost. The home was designed to be the private residence of Mr. Douglas, a civil engineer who was to head the worlds largest copper mine in Bisbee, Arizona.

It is said that Walter Douglas himself never lived in the home, although other members of his family did occupy the mansion for brief periods of time.

The home consists of some 42 rooms including a five room master suite, twelve bedrooms, ten bathrooms, a third floor billiards room, and a two bedroom one bathroom guest apartment with full kitchen and living room off the main floor with its own private entrance.

The house is constructed of reinforced concrete exterior walls which likely accounts for its sustained structural integrity and commanding presence. Some of the outstanding features of this home include the beautiful Gustav Stickley commissioned library complete with the original nine piece furniture set.

Also worth noting is the Grueby ceramic tile fireplace facing and hearths on the six fireplaces throughout the home.

The home, which is situated on almost two acres, also features some of the most beautiful unobstructed views of the Sierra Madre mountains to the south in Mexico.

There is a large swimming pool and private entertainment patio at the back of the house, which is protected by the house and the hill behind the house. The hill was constructed by Phelps Dodge during the excavation of the Lavender Pit and is comprised of copper ore. It has been estimated that there are several hundred thousand tons of ore in the hill.

Over the past 98 years the Walter Douglas House has lived many lives; the "Copper King's" mansion, the Loma Linda Lodge, a health clinic retreat, an apartment complex, and then once again, a private family home.

"What a surprise to see my original home on your listings. My grandfather, Allen Fergen, ran the Lodge in the late 1930's -- into the 40's -- I grew up in that beautiful home. Several years ago I presented the then owners, with framed pictures of those early days. They are still there -- on the top floor, in the game room. I live in Tucson and take every opportunity I can to get to Bisbee (I was born there) and go by the old homestead. I only hope that whoever purchases that beautiful place will treat it with the love and respect it deserves -- it is a national Treasure."

Southern Arizona Homebuilder Association (SAHBA) Having First Parade of Homes In 20 Years!

SAHBA, the Southern Arizona Homebuilder Association is hosting a Parade of Homes in Marana, AZ starting this coming Saturday. The parade will feature 7 homes in the $1 million plus range in the Dove Mountain area of Marana, just north of Tucson. Dove Mountain has been featured in recent news as the home of the newest Ritz-Carlton Resort, and will host the upcoming Accenture Match Play Championship Golf Tournament.

The parade will provide attendees an opportunity for the public to see a showcase of the latest in home styles, electronic systems, the latest in kitchen and bathroom luxuries, appliances, outdoor living and the pinnacle of high-end home features including disappearing walls. Some of the homes utilize some green building techniques including carpet made from recyclable materials, water conservation techniques, solar panels and colored concrete floors. Each home carries the EPA's Energy Star certification.

Homes will be open from 10 am to 5 each day of the event starting Saturday, February 2. The parade will run until the 17th of February. Admission is $12, seniors 50 & older $10, children 10 & younger are free. Military personnel are half-price on Feb. 11, 55 & older will enjoy 2-for-1 admission on the 13th and Valentine's Day will be celebrated by offering $2 tickets with a canned food donation. Special programs and events are planned, including a giveaway of SuperBowl Tickets on the opening day.

Home Staging--WHY?

Why Stage A Home?

With today's market seeing an overabundance of homes for sale, making yours stand out among the competition can make the difference between it selling or sitting for a long time. Making your home "buyer friendly" doesn't have to involve putting a lot of money into it or implementing drastic changes. In many cases, simple things like a thorough cleaning, new paint and detailing the yard can highlight your home in a way that separates it from the crowd.

In a vacant home, creating simple "vignettes" with a few pieces of furniture and neutral accessories arranged to create a vision of how life can be in this property can be a powerful tool to carry it to the top of buyers' lists. Strategic placement of these little stages will emphasize the great points of the home and allow the prospective buyer to visualize themselves owning it. An empty home looks like every other empty home-a small warehouse with nicer walls and flooring. You want people to remember yours, especially since they will be viewing many in their decision making process.

A home must be in good repair, unless you are selling it as a "fix-up" (and priced accordingly). Tighten up those loose doorknobs and cabinet pulls. Fix that leaky faucet or replace it. Think of the things you look at when judging a home for purchase and apply that to your own. Depersonalize--that "Tomato Soup Red" wall may have looked fantastic with your decorating scheme. To a potential buyer, it may be just the thing that makes them choose another place over yours. Family pictures and momentos are wonderful in your house, not in someone else's...and that is the point, really. You want the buyer to see themselves owning your home, creating their own new memories.

De-clutter. I'll say it again: DE-CLUTTER! This is probably the toughest thing to accomplish in an occupied home. Clutter distracts attention and provides an opportunity for prospects to "just move on." Before your home goes on the market, take the opportunity to completely go through your possessions and make three piles: 1. Keep 2. Throw 3. Donate. You will be doing this anyway when the home sells--why not make your own move simpler & easier? By eliminating what you don't want to keep for the next home, you will reduce clutter and at the same time save some money on what you pay for storage, which leads to...Storage! Your garage or the backyard is not a good place to store things when your home is on the market. Prospective buyers DO look at the garage, even when there are things still in it. You want to present a clean, neat & orderly area that is useful. Stacks of boxes don't do it, in fact, buyers may come away feeling a little cheated of an opportunity to see what it is really like.

Clean and neat. Not just "liveable" or "good enough" works. Your home needs to have a thorough detail job done. You would have your car detailed in order to get the best price when you sell it or trade it in...your home deserves the same attention. Investing in a professional cleaning crew to come out and give "the full treatment" will give you better results when showing and ultimately, lead to higher offers on the table.

There are many things one can do with staging, but the basics are right here: A clean, neat home in good working order will sell quicker and for higher price. Less is more--since you're putting it on the market, it is no longer your fantasy that needs to be fulfilled in it, you want the buyer to visualize theirs. Neutral sells--bold may be beautiful, but your taste may not be what anothers is. It is the buyer whose impression you must capture (you'll get your chance to personalize your new home in short order).

With a little TLC and some good direction, you can make the most of your homeselling experience--and walk away from the closing table with more money in your pocket!

A Tale of 2 Markets in One City: Tucson Summer 2009

It was the best of times. It was the worst of times.

(apologies to Dickensian scholars worldwide)

It is a buyer’s market. It is a seller’s market.

Both statements are true—it all depends on what part of the market you’re looking at. There are some very interesting dynamics at play in the Tucson real estate market this summer—we’ve got 2 markets going at the same time in one city.

On one end of the spectrum, multiple offers and bidding wars are reminding people of the “boom days” of 2005-06, when offers would start pouring in on properties before the “For Sale” sign was in the ground.

At the opposite end of the market, homes are languishing for months and months without much activity while prospective buyers are demanding (and getting) price reductions, repairs, upgrades and other concessions from sellers.

Overall, there are just over 4,000 single family homes on the market today in the immediate Metro Tucson area. Since June 1—just over 2,000 have sold (about 6 weeks). That means that there is roughly 3 months of inventory on the market today, which is a drastic improvement from the year’s supply we had last year.

Here’s where it gets interesting: out of those 4,000 homes on today’s market...950 are priced at $500,000 or more. Only 730 are priced under $150,000. Guess which market segment sold the most homes the past 6 weeks?

Comfortable & Affordable? OR Luxury ?

Out of 2047 homes sold since June first, 762 were under $150,000. Only 114 in the half-million and up range have sold since the beginning of summer. Not too hard to figure out where the action is.
